When deciding whether to become an Airbnb host, it's important for you to understand the laws in your city. As a platform and marketplace we do not provide legal advice, but we want to provide some useful links that may help you better understand laws and regulations in Riverside County. This list is not exhaustive, but it should give you a good start in understanding your local laws. We’ll continue to update this information as more becomes available. If you have questions, you can visit the Riverside County website, contact the Riverside County Planning Department directly,review the governing county ordinance, or consult a local lawyer or tax professional.

Short-term rental regulations

Hosts in Riverside County are required to obtain a short term rental certificate from the Riverside County Planning Department for short term stays of fewer than 30 nights.

Hosts must post the following information in a prominent location within the short term rental;

1. Operator name and number

2. Local contact person name and number

3. The telephone number for the sheriff’s department and for code enforcement

4. The maximum number of parking spaces available onsite

5. Trash pick-up day and applicable rules and regulations

6. A copy of Riverside County Ordinance Nos. 847 and 927

7. A copy of the Good Neighbor Brochure

8. Notification that a guest, local contact person, responsible person or owner may be cited or fined by the County in accordance with this ordinance and Riverside County Ordinance No. 725.

The host must also be available twenty-four hours per day, seven days a week while the property is rented for the purpose of responding within sixty (60) minutes to complaints regarding the condition, operation or guests’ conduct of the short term rental.

Hotels, Motels, dormitories, public and private clubs, camp sites, RV sites, country inns and cottage inns are exempt.

Step 1: Check your eligibility

A tenant can serve as a host with the permission of the landlord/owner of their home or building.

There are separate applications for homeowners and management companies. The fee for both certificates is $250 for the first year and $100 for renewals.

Step 2: Get a registration number

The certificate application can be downloaded from the county website but must be submitted in person or by mail to:

Hosts are responsible for paying the Riverside County Transient Occupancy Tax of 10% of the gross rent. More information on the Transient Occupancy Tax can be found here on the Riverside County Treasurer's website.

Step 3: Add your registration number to your listing

As a last step, you’ll need to add your license number to your listing to finalize your registration with the city. Once you add your number, your registration will be complete and you can continue hosting short-term stays.

Renewing your registration

You’ll need to renew your license annually and pay a $100 renewal fee. Licenses expire one year from the date they are issued.

Other contracts and rules

As a host, you need to understand and abide by other contracts or rules that bind you, including leases, co-op rules, HOA rules, or other rules established by tenant organizations. You should be able to find out more by contacting your housing authority (such as a community council) or landlord. Your lease (or other contract) might also have specific details.
